3 out of 5 stars Not much on Retail... and pricey for what you get........2007-05-14

A bit dissapointed that there was very little targeted toward Retail, specifically lacking in the areas of shopping center and out parcel development... but the formulas were interesting, and the concepts that were explained... were done so in great detail.

5 out of 5 stars Extremely valuable tool.......2002-10-07

"Land Development Calculations" provides an excellent and innovative strategy for working towards sustainable land use and development. The models for varying land development strategies can assist local government land use decision makers and planners as well as developers determine the carrying capacity of land within realistic thresholds. The accompanying spreadsheets for the development scenarios on the CD-ROM are extremely user friendly and do not place an undue burden on the user by requiring what may be hard to find or to collect data. All of the data required just is typical of what is necessary to make appropriate land development decisions. As a local government planner, I am working towards incorporating the information received from the models in to the zoning and development code as part of the approval process by using it to further assess suitability of the property for the purposes proposed (a zoning consideration required in accordance with the State of Georgia Zoning Procedures Act). I strongly encourage other land planners and developers to read "Land Development Calculations," because of its highly practical and very timely material.

5 out of 5 stars Author Delivers Valuable Techniques and Tools.......2001-10-18

This is a terrificaly valuable technical reference for practitioners who need an efficient method of performing land development calulations. The book and its companion set of spreadsheets enable users to answer two key questions: 1) how much can be built on a given piece of land; or 2) how much land is needed to accommodate a given use? The material is clearly written and well illustrated, especially a series of worksheets leading through the method. Another strength is its comprehensiveness and detail, including all major land-use and micro site conditions.

How to do it like Trump¿from start to finish

This is the first real estate investing book to reveal the principles and strategies of the world¿s most famous real estate developer¿Donald Trump. Author George Ross is Trump¿s celebrity costar on the hit TV show, The Apprentice, and has been Trump¿s right-hand man and business advisor for 25 years. Ross has advised Trump on all of his most famous real estate deals including Trump Tower on 5th Avenue and the Grand Hyatt on 42nd Street. In this book, Ross explains the core real estate investing and negotiation strategies Trump used to make his fortune, and how any investor can apply these strategies to their own real estate investments.

Small investors may not buy land on 5th Avenue, but the same principles Trump used to negotiate the purchase of his Trump Tower site apply to any real estate investor who wants to use Trump-style negotiation principles to buy property for below-market value. The small investor buying a fixer-upper may not have Trump¿s budget for marble and gold-tinted windows, but this book explains how to add "Trump-style glamour" to any fixer-upper¿and charge tenants and buyers a hefty premium they will willingly pay. Other key "Trump Strategies for Real Estate" include:

Think huge; change the way your property is used and valued for maximum ROI

Use showmanship to get higher rents and sale prices for your properties

Be willing to overpay for a prime location, if it will get you prime tenants.

There is no "right price" for the wrong property

Personal relationships and loyalty are the foundation of a long-term investing career

From the search for the right property to "cashing out" of a property, this book has it all.

5 out of 5 stars George is great!.......2007-05-12

This book is great for somebody looking to find the 'big picture' in real estate, with some very helpful thoughts to guide decisions. Working in real estate, I have already used much of the advice in this book with my real estate clients with great success. Though not all thoughts apply to my area, the book as a whole was a great read.

5 out of 5 stars Very good book.......2006-12-26

I've been in real estate for 12 years and this is one of the few books worth buying and keeping in your library. Many of the things I already knew, but it's good to have this as a source of reference. I like the info on negotiation and research (the party that spends the most time/energy on project tends to want to complete the transaction). Trump believes in hiring the best experts available and "value added," which is another way saying adding glitz to his properties. The author is also right on when he states that most people take the path of least resistance. I agreed with 90% of what the author wrote about.

      5 out of 5 stars Good reading.......2006-09-06

You know, if you want to be the best, you need to learn from the best. George & Donald are the pinnacles of success in the real estate business. George Ross presents how things work with him & Donald in the business world, from his perspective. I highly recommend it. I have far more respect for George now after reading this book.

      4 out of 5 stars Very Interesting.......2006-07-25

According to the book, George Ross was very instrumental in Donald Trump's success and more power to him. His book is very entertaining and informative. Having seen him numerous times on the Apprentice it is easy to see his personality come through in his writing. I recommend the book to anyone who wants an enjoyable, enlightening and full-of-ideas read.

      4 out of 5 stars Good lessons.......2006-07-03

I like the way the book was laid out. You learn it from an experienced real estate attorney and investor. Looking forward to another by George!

        Book Description

In Last Harvest, the award-winning author of Home and A Clearing in the Distance tells the compelling story of New Daleville, a brand-new residential subdivision in rural Pennsylvania. When Witold Rybczynski first heard about New Daleville, it was only a developer's idea, attached to ninety acres of cornfield an hour and a half west of Philadelphia. Over the course of five years, Rybczynski met everyone involved in the transformation of this land -- from the developers, to the community leaders whose approvals they needed, to the home builders and sewage experts and, ultimately, the first families who moved in.

Always eloquent and illuminating, Rybczynski looks at this "neotraditional" project, with its houses built close together to encourage a sense of intimacy and community, and explains the trends in American domestic architecture -- from where we place our kitchens and fences to why our bathrooms get larger every year.

As Publishers Weekly said, "Rybczynski provides historical and cultural perspective in a style reminiscent of Malcolm Gladwell, debunking the myth of urban sprawl and explaining American homeowners' preference for single-family dwellings. But Rybczynski also excels at 'the close-up,' John McPhee's method of reporting, where every interview reads like an intimate conversation, and a simple walk down neighborhood sidewalks can reveal a wealth of history."

Last Harvest is a charming must-read for anyone interested in where we live today -- and why -- by one of our most acclaimed and original cultural writers.

        Customer Reviews:

4 out of 5 stars The dirt on suburbs, exurbs, zoning, and land development.......2007-06-07

"The last harvest" refers to farmers who sell, and jealously covet their right to sell, portions of their farms to developers for housing developments. In his book Rybczynski, as the book's long subtitle makes clear, gives the reader a behind-the-scenes look at how one such tract of land became a neo-traditional rural development, New Daleville, Pennsylvania. Rybczynski writes in a level-headed style without any sense of alarm. There is no good guys/bad guys polarity here, just a lot of people trying to make a living (or find a decent and affordable place to live) in unpredictable economic situations without sacrificing the things they value most in community. If Rybczynski has a point of view other than that of an intelligent, informed social observer who has been writing about architecture and urban development for decades, he keeps it well in check. For readers looking for ammunition, this may be a disappointing read.

Many players are introduced--local farmers looking to sell their land, land developers, zoning boards, building contractors, banking and public officials, sanitation specialists, nearby residents, and potential buyers--but no personal profile dominates the story. They merely come in and out of view like passers-by on the much coveted sidewalks of the "village core" in one of the neotraditional garden exurbs Rybczynski describes. This superficiality made the book a little less interesting to me than his earlier books, like CITY LIFE and WAITING FOR THE WEEKEND, in which extensive historical background were provided, and left me craving more data. This kind of information is in the book (like a four page digression into the post-WWII Levittown phenomenon), it's just not as plentiful as this reader wanted. What the book did do for me, however, was to make me a little less judgmental about new subdivisions I see popping up along the interstates in what seem like strange locations and more compassionate towards the vast range of people who have to come to consensus before even the first spadeful of dirt can be turned. That anything ever gets built and that some of it is even decent looking is indeed a testament to human will and the long-standing American love affair with the single family house.

4 out of 5 stars Why do we live in houses, anyway?.......2007-05-28

This book is good summer reading. Not junk, but not too taxing for the beach. Far more interesting than it sounds, it is a peek behind the scenes of the usually opaque world of land deals and zoning variances, with some American history and acrhitectural appreciation through in for good measure. It explains a lot about suburban why subdivisions are usually so grim and lifeless, and provides some hope that the future doesn't have to be just more of the same.

5 out of 5 stars Actually full of useful information!.......2005-09-29

It seems that a great number of architecture books of this type exist solely to promote the author's personal design philosophy. This book, however, is full of design guidelines based on feedback from residents of both public and private high-density housing. Many (if not most) of the guidelines could be applied to almost any housing type (from low-income public housing to high-end private developments.) At the very least, the book gets designers thinking about how people use and perceive the buildings in which they live.

        5 out of 5 stars A very useful book.......2001-05-17

This book is both a call for better designed medium density housing and a source book on how to achieve that end. The great thing about this book is that it provides simple design and layout advice for housing projects based on detailed research and post occupancy evaluations. This book sets out what works in housing design. I think every planner or designer should have this book close at hand.

        Book Description

A fully updated edition of Mike Davis's visionary work.

No metropolis has been more loved or more hated. To its official boosters, "Los Angeles brings it all together." To detractors, LA is a sunlit mortuary where "you can rot without feeling it." To Mike Davis, the author of this fiercely elegant and wide-ranging work of social history, Los Angeles is both utopia and dystopia, a place where the last Joshua trees are being plowed under to make room for model communities in the desert, where the rich have hired their own police to fend off street gangs, as well as armed Beirut militias. In City of Quartz, Davis reconstructs LA's shadow history and dissects its ethereal economy. He tells us who has the power and how they hold on to it. He gives us a city of Dickensian extremes, Pynchonesque conspiracies, and a desperation straight out of Nathaniel West—a city in which we may glimpse our own future mirrored with terrifying clarity.

In this new edition, Davis provides a dazzling update on the city's current status.

2 out of 5 stars Should be shelved in Poli-Sci or Opinion but not History.......2007-05-22

I got this book thinking it was about the social history and architecture of Los Angeles.

Although City Of Quartz does touch upon various events in LA history, it does so only to use those events as a springboard for the author's political writings. Reading it, I got the impression that ANY American city would have brought forth the same opinions.

To sum up: "Wealthy people, Corporations, the Police, and Conservatives are BAD GUYS and are ALWAYS in the wrong. Poor people, Unions, Criminals and Liberals are GOOD GUYS and are ALWAYS in the right. And don't you people realize that the cost of one stealth bomber could pay for 10000 public housing units!?"

The author is certainly entitled to his opinions, but with such a cut-and-dried world view the book quickly becomes boringly predictable. Page after page of "The rich are oppressing the poor, the Whites are oppressing Minorities, the Police are oppressing criminals..." stated as facts - no need for debate - no discussion as to WHY the author feels this way - just a long laundry list of political grievences, and in the end - very little about L.A. history.

If you're interested in Mr. Davis's opinions, this book might be worth a read. But if you're looking for a history book about Los Angeles, look elsewhere.

5 out of 5 stars a great piece of history.......2007-03-26

I knew very little about L.A. This book is actually a history book. I just loved it and it answered many questions I had.

4 out of 5 stars Radical history of Los Angeles.......2007-02-26

Davis is well-known in radical circles as a popular writer on various issues relating to labor movements and the like. This is essentially a history of the city of Los Angeles and its surroundings from a radical perspective. It's quite well-done and very informative (at least to an ignoramus like me), but Davis goes overboard now and then in seeing a conspiracy to repress the poor behind everything. He also has the tendency to call historical incidences of repression a "holocaust" (he actually uses this word multiple times for different things), which I don't like being used in this manner. Aside from that though, it's a welcome different approach from the usual hagiographic or hip postmodern analyses of conglomeration cities like LA. There's not much more I can say about it, as whether you like his left-wing critical vignettes or not will be mostly a matter of taste - judge it for yourself.

5 out of 5 stars Land Development, Ninth Edition.......2006-03-30

I think the reviewer from December 2000 may have been talking about "Be a Successful Residential Land Developer by R. Dodge Woodson" as other reviews of it say the same thing. I also find it hard to believe he could have come to this conclusion a mere 13 days after the book was published. Amazon should check into this as it seems to be giving Land Development, Ninth Edition a bad rap.

5 out of 5 stars A very usefull and informative book!.......2005-09-26

The industry's bible. Nine chapters cover everything you need to know about land development from initial market studies to site selection and analysis. New and innovative design ideas for streets, houses, and neighborhoods are included. Whether you're developing a whole neighborhood or just one site, you shouldn't be without this essential reference.

5 out of 5 stars an excellent book.......2005-07-10

This is a great book. I do not know what the other reviewer was thinking. It gave all the information I needed to learn about land development. Easy and concise, perfect for all levels of contracting.

1 out of 5 stars Pay others to do it for you........2000-12-14

Being in the real estate development business, I thought this book would be interesting and that I might garner a new idea from it. I was terribly disappointed. The book lacks real world concrete examples and does not give enough information to allow a true understanding of the process of development. Perhaps the most annoying part of the book is the constant references to hire consultants for this study, consultants for this other study, etc. If you are going to hire people to do all the work, what is the point to bother learning anything for yourself? This book does not have the content to permit you to learn the development process. I would not recommend this book to anyone.
